1938Median year a Phillipsburg house was built.
19Of the county's 22 municipalities are in the Highlands.

Phillipsburg's median house dates to 1938, and Oxford's and Pohatcong's to 1956. About one house in four across the county was built before 1940. Houses that old usually have a brick chimney and a roof that has been replaced before, sometimes over the top of the old one.

One home in four heats with oil, more than four times the state rate, and about one in 20 with propane. On many of those houses the boiler vents up the chimney all winter, and the soot and moisture work on the liner and the mortar near the top.

Nineteen of the county's 22 municipalities are in the Highlands, and the rest sit in the ridges and valleys along the Delaware Water Gap. The State Climatologist describes this Northern Zone as colder than the rest of the state, with 40 to 50 inches of snow a year on average and about twice as many thunderstorms as the shore.

So we do not price a Warren County house from the road. We get on the roof when it is safe to and look first.

Do you need a permit in Warren County?

For most roof, siding and gutter jobs, no. New Jersey's construction code lists three jobs as ordinary maintenance, which means no permit and no notice to the town: a new roof covering on a detached one- or two-family house, new siding on a one- or two-family house unless it is polypropylene, and new gutters on any house. Chimney masonry is not on that list, so your town's construction office decides what it needs. Belvidere's historic district has its own review by the Historic Preservation Advisory Commission, but maintenance of existing roof material and in-kind siding replacement are exempt. We check with your town before we start, and any permit goes on the estimate.

Warren County questions

Still not covered? Call 732-682-9251 and ask.

If it is in Warren County, yes. We cover all 22 municipalities, from Allamuchy to White. Put your ZIP code in the estimate form and we confirm it when we call you back.

With the roof and the chimney, on the same visit. Phillipsburg's median house dates to 1938, and a house that old may have more than one layer of shingles and a chimney that has been patched before. We photograph both and tell you which one needs attention first.

Loose or missing mortar near the top, a cracked crown, and white or dark stains on the outside of the brick. Those usually mean moisture is getting into the chimney. We look into the flue during the inspection and show you what we find in photos.

Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.

Cement shingles on older houses can contain asbestos. We do not touch them. If we see them at the inspection, we tell you and refer you to a company that tests for asbestos and removes it.

Yes. Sussex, Morris and Hunterdon counties are all in our area, along with 10 more New Jersey counties. If you are not sure which county you are in, put your ZIP code in the form.
