Newer houses, harder weather
Ocean County has the newest housing of the 14 counties we cover. Its median house dates to 1982, against 1971 for the state. The shore towns are older: Seaside Park's and Island Heights' median houses date to 1956, and Point Pleasant Beach's to 1963.
Newer does not mean new. A house from the early 1980s has usually had its roof replaced at least once, and many from the 1990s are still on their first. Shingles that age are often at the end of their life.
The State Climatologist describes the shore as a zone where land and ocean weather fight it out, with nor'easters most often between October and April and sea breezes reaching 5 to 10 miles inland, sometimes 25 to 40. Wind lifts shingles at the edges and ridges, and salt air works on flashing, nails and gutters.
So we do not price an Ocean County house from the street. We get on the roof when it is safe to and look first.

Do you need a permit in Ocean County?
For most roof, siding and gutter jobs, no. New Jersey's construction code lists three jobs as ordinary maintenance, which means no permit and no notice to the town: a new roof covering on a detached one- or two-family house, new siding on a one- or two-family house unless it is polypropylene, and new gutters on any house. Chimney masonry is not on that list, so your town's construction office decides what it needs. In Beach Haven's historic district, even replacing the roof on a one- or two-family house needs a certificate of appropriateness first. We check with your town before we start, and any permit goes on the estimate.

It is hard on the metal parts: flashing, nails, drip edge and gutters. Near the water we look at those first, along with shingles lifted by wind at the edges and the ridge, and we show you what we find in photos.
Not always. If the shingles still lie flat and hold their granules, a repair, or nothing at all, may be the right answer. We get on the roof, photograph it, and tell you whether it has a few years left.
Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.
Cement shingles on older houses can contain asbestos. We do not touch them. If we see them at the inspection, we tell you and refer you to a company that tests for asbestos and removes it.
Yes. Monmouth County is in our area, along with 12 more New Jersey counties. If you are not sure which county you are in, put your ZIP code in the form.
