Thirty-two of Morris County's 39 municipalities are in the Highlands, from Jefferson and Rockaway Township down to Morristown and Mendham. The State Climatologist describes that Northern Zone as the coldest part of the state, with 40 to 50 inches of snow a year on average. Snow sits on the roof longer, and ice can back up at the eaves.

The older houses sit in the towns along the rail line. Chatham Borough's median house dates to 1951, Dover's to 1954 and Madison's to 1961. Randolph and Montville are at 1977 and 1979.

About one home in eight heats with oil, twice the state rate. On many of those houses the boiler vents up the chimney, which leaves soot and moisture in the flue.

So we do not price a Morris County house from the street. We get on the roof when it is safe to and look first.

Do you need a permit in Morris County?

For most roof, siding and gutter jobs, no. New Jersey's construction code lists three jobs as ordinary maintenance, which means no permit and no notice to the town: a new roof covering on a detached one- or two-family house, new siding on a one- or two-family house unless it is polypropylene, and new gutters on any house. Chimney masonry is not on that list, so your town's construction office decides what it needs. Mendham Borough has a historic district, where exterior work that needs a permit also needs Historic Preservation Commission review, and roofing and siding changes are reviewed too. We check with your town before we start, and any permit goes on the estimate.

Morris County questions

Still not covered? Call 732-682-9251 and ask.

If it is in Morris County, yes. We cover all 39 municipalities, from Boonton to Wharton. Put your ZIP code in the estimate form and we confirm it when we call you back.

Ice dams form when heat from the house melts snow on the roof and the water freezes again at the cold edge. The fix is usually at the roof edge and in the attic, not the gutter. We look at both during the inspection. In the middle of winter we can often stop the water first and do the lasting repair when it is dry.

It can. Oil exhaust leaves soot and moisture in the flue, and over the years that works on the liner and the mortar near the top. We look into the flue during the inspection and show you what we find in photos.

Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.

Cement shingles on older houses can contain asbestos. We do not touch them. If we see them at the inspection, we tell you and refer you to a company that tests for asbestos and removes it.

Yes. Sussex, Passaic, Essex, Union, Somerset, Hunterdon and Warren counties are all in our area, along with 6 more New Jersey counties. If you are not sure which county you are in, put your ZIP code in the form.
