Modern Home Roofing & Chimney, the trade name of Modern Home Construction LLC, is a home improvement contractor licensed by the State of New Jersey, license number 13VH13268400. The company serves 14 of New Jersey’s 21 counties, including Bergen, Essex, Middlesex, Monmouth and Ocean. It handles roofing, chimney, gutter and siding work on homes, and inspects at no charge before quoting.

The license

Start with the license

Every contractor doing home improvement work in New Jersey has to register with the state. Ours is 13VH13268400.

You do not have to take our word for that. The New Jersey Division of Consumer Affairs keeps a public record of registered contractors. Put the number in, and you will see the registration and whether it is current. It takes about a minute, and we would rather you did it before you call than after something goes wrong.

We carry insurance as well. Ask for the certificate and we will send it before work starts, not after.

On roofing work, we are also GAF Certified. GAF checked our license, insurance, roofing experience and customer reviews before it certified us. What GAF Certified means

Most contractors will give you a license number if you ask. Fewer will tell you where to go and check it. That is the part we think matters.

The list is not random. A roof in Ocean County is fighting salt air and wind coming off the water. A roof in Sussex is fighting ice sitting in the gutters through February. Those are different problems, and they call for different decisions about materials and detailing. A crew that works these counties week after week gets to know both.

What to expect

What happens when you call

Four things, in this order. None of them cost you anything until you decide to go ahead.

Somebody picks upYou get a person, not a queue. Tell us what you are seeing. A brown ring on the bedroom ceiling, shingles in the flowerbed after a storm, mortar dropping into the fireplace. You do not need to know what is wrong. That is our job.

We come out and inspect itFree, and it is an actual inspection. We get on the roof when it is safe to, take photographs, and find where the water is actually getting in. A wet ceiling is rarely directly under the hole.

You get the photos and a written estimateWe walk you through what we found, using the pictures. Then you get the scope, the materials and the number, on paper. The photos are yours. If you want somebody else to look at them, you have them to hand over.

If you hire us, we do the work and clean up after itWe run a magnet over the lawn and the driveway before we leave, because nails end up in tires and paws.

What we will not do

Some of this is going to sound like we are talking ourselves out of work. We would rather have the conversation now than in your driveway three weeks from now.

We will not move the number after you have signedThe figure on your estimate is the figure. If we open something up and find rot in the decking or a problem nobody could see from outside, we stop, show you the photographs, and tell you what it changes before we touch anything else. You decide from there. What we will not do is keep working and hand you a bigger invoice at the end.

We will not be the cheapest bid you getThere is almost always somebody who will do it for less, and sometimes that works out fine. If price is the only thing you are weighing, you will probably not hire us, and that is a reasonable way to make the decision. We would rather say that up front than explain later why our number was higher.

We will not sell you a roof you do not need yetSometimes the answer is a repair. Sometimes the answer is that the roof has a few more years in it and you should spend the money on something else this year. If the whole job does not fit the budget right now, we will tell you what has to be done to stop the damage and what can safely wait a season. Not every roof needs everything at once.

We will not ask you to sign todayNo expiring discount, no price that is only good while we are standing there. Take the estimate, sit with it, get another one. If a contractor needs your signature before he leaves the driveway, that tells you something.

The New Jersey Division of Consumer Affairs keeps a public record of registered home improvement contractors. Search our number, 13VH13268400, and the registration comes up along with its current status. You can do that without telling us, and you should.

Yes. Ask and we will send the certificate. You should not have anyone working on your roof without seeing it, and that goes for us the same as anyone else.

We stop and show you. Rot in the decking under old shingles is the usual one, and it is not something anybody can see from the ground or the driveway. You get photographs of what is there and what it changes about the number, and you decide before we carry on.

Our license is a New Jersey license, and the counties we cover are the ones we are on every week. Working the same housing stock and the same weather over and over is worth more to you than a crew willing to drive twice as far.

No. You get the estimate and we leave. Take a week, get two more quotes, ask a neighbor who did their roof last year. We do not do expiring prices.
