Bergen County houses

Ten years older than the state median

Rutherford's median house dates to 1945, Teaneck's and Ridgewood's to 1950, and Mahwah's, up by the New York line, to 1984. Older houses usually come with a brick chimney and a roof that has been replaced before, sometimes more than once.

In Lyndhurst and Elmwood Park, close to 3 in 10 homes are two-family houses. One roof and one chimney cover both apartments, so one leak can reach two households.

The weather is not the same across the county either. Mahwah and Oakland are in the Highlands, the colder and snowier north of the state, where the State Climatologist puts average snowfall at 40 to 50 inches a year. Most of the rest of the county sits near the line where winter storms switch between rain and snow. That leaves slush in gutters and roof valleys, and it freezes again overnight.

So we do not price a Bergen County house from the street. We get on the roof when it is safe to and look first.

Do you need a permit in Bergen County?

For most roof, siding and gutter jobs, no. New Jersey's construction code lists three jobs as ordinary maintenance, which means no permit and no notice to the town: a new roof covering on a detached one- or two-family house, new siding on a one- or two-family house unless it is polypropylene, and new gutters on any house. Chimney masonry is not on that list, so your town's construction office decides what it needs. Ridgewood has historic districts, where exterior work needs a historic preservation permit, though a like-for-like replacement skips the commission review. We check with your town before we start, and any permit goes on the estimate.

The roof and the chimney, on the same visit. Houses from that decade usually have a brick chimney coming through the roof, and the roof may have more than one layer of shingles on it. We photograph both and tell you which one needs attention first.

Yes. Two-family houses are common in the south end of the county, in towns like Lyndhurst and Elmwood Park. If water is showing up downstairs, we can look in both units with your tenant's okay, so the repair goes where the water gets in.

Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.

Cement shingles on older houses can contain asbestos. We do not touch them. If we see them at the inspection, we tell you and refer you to a company that tests for asbestos and removes it.

Yes. Passaic, Essex and Hudson counties are all in our area, along with 10 more New Jersey counties. If you are not sure which county you are in, put your ZIP code in the form.
