Repair or rebuild

Repoint or rebuild: how we make the call

Most chimneys need their joints refilled long before they need to come down. After the inspection we go through the photos with you and tell you what we would do if it were our house.

Repair
Repointing usually makes sense when
  • The damage is mostly in the mortar joints.
  • The bricks themselves are still hard and whole.
  • The stack stands straight.

Rebuild
A rebuild usually makes sense when
  • The faces are popping off bricks across large parts of the stack.
  • The top courses are loose, or the stack leans.
  • It has been patched so many times that the patches are failing too.

Local conditions

What New Jersey winters do to a chimney

A chimney is the most exposed masonry on a house. It sticks up above the roof and takes wind and rain on every side.

Brick and mortar soak up water. When that water freezes, it expands and pushes the face off the brick and the mortar out of the joints. Farther north and west, in Sussex, Warren, Morris and Hunterdon, winters run colder and that freezing and thawing happens over and over.

Near the shore, in Ocean and Monmouth, wind drives rain sideways into the brick, and salt air eats at metal caps and flashing.

A sound crown and a good cap keep most of that water out of the brick to begin with.

How a chimney job works with us

You call or send the formTell us what you are seeing. A stain on the ceiling, shingles in the yard, a chimney dropping mortar into the fireplace.
We come out and inspect it, freeWe get on the roof when it is safe to, take photos, and find the actual source. A wet ceiling is rarely directly under the hole.
You get a written estimateScope, materials, and the number, on paper. The number on the estimate is the number. If we open something up and find something underneath that changes the scope, we stop and show you before we touch it.
We do the work and clean upWe run a magnet over the lawn and driveway for nails before we leave.

FAQ

Chimney questions we hear a lot

Still not covered? Call 732-682-9251 and ask. No cost, no script.

Chimney repair and repointing, chimney rebuilding, chimney flashing, chimney caps and crowns, chimney liners, and chimney cleaning. Each one has its own page with more detail.

Once a year if you use it. That is what NFPA 211, the national fire safety standard for chimneys and fireplaces, calls for. A yearly look catches a cracked crown or a failing liner while it is still a small job.

Usually it comes in from the top: a cracked crown, a missing or rusted cap, or failed flashing where the chimney meets the roof. Sometimes it is soaking through the brick itself. We find which one before we price anything.

Yes. If the brick is sound and only the joints are going, we tell you that and price the repointing. You see the photos, so you do not have to take our word for it.

If it is happening now, get everyone out of the house and call 911. Afterward, do not use the fireplace again until someone has inspected the flue and liner, because a chimney fire can crack the liner without any sign from inside the room.

No. You get the photos and a written estimate. If you go with someone else, you owe us nothing.

Bergen, Essex, Hudson, Hunterdon, Mercer, Middlesex, Monmouth, Morris, Ocean, Passaic, Somerset, Sussex, Union and Warren. If your town is in one of those, we can come out.
