1938Median year a Lambertville house was built.

Most of the county is newer than the state as a whole, but not the river towns. Lambertville's and Frenchtown's median houses date to 1938, and Flemington's to 1959. Raritan Township's is 1986.

About one home in four here heats with oil and one in ten with propane, far above the state average. On many of these houses an oil boiler still vents up the chimney, and on some a wood stove does. Both leave soot and moisture in the flue, and that works on the mortar and the liner over time.

The northern half of the county, from Holland and Alexandria across to Tewksbury, is in the Highlands. The State Climatologist describes that Northern Zone as colder than the rest of the state, with 40 to 50 inches of snow a year on average. Snow sits on those roofs longer, and ice can back up at the eaves.

So we do not price a Hunterdon County house from the road. We get on the roof when it is safe to and look first.

Do you need a permit in Hunterdon County?

For most roof, siding and gutter jobs, no. New Jersey's construction code lists three jobs as ordinary maintenance, which means no permit and no notice to the town: a new roof covering on a detached one- or two-family house, new siding on a one- or two-family house unless it is polypropylene, and new gutters on any house. Chimney masonry is not on that list, so your town's construction office decides what it needs. Lambertville has historic districts, where the Historic Preservation Commission reviews exterior work, though in-kind roof and siding repair does not need its review. We check with your town before we start, and any permit goes on the estimate.

If it is in Hunterdon County, yes. We cover all 26 municipalities, from Alexandria to West Amwell. Put your ZIP code in the estimate form and we confirm it when we call you back.

It can. Oil exhaust leaves soot and moisture in the flue, so the liner and the mortar near the top wear sooner than on a chimney that sits unused. We look into the flue during the inspection and show you what we find in photos.

Yes. The median house in both towns dates to 1938. A house that old can have more than one layer of shingles on the roof and a chimney that has been patched before. We look at both before we price anything.

Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.

Cement shingles on older houses can contain asbestos. We do not touch them. If we see them at the inspection, we tell you and refer you to a company that tests for asbestos and removes it.

Yes. Warren, Morris, Somerset and Mercer counties are all in our area, along with 9 more New Jersey counties. If you are not sure which county you are in, put your ZIP code in the form.
