From 1950s city blocks to 1990s townships
Trenton's median house dates to 1953, and Hopewell Borough's to 1938. Hamilton and Ewing are both at 1964. West Windsor and Robbinsville are at 1990 and 1992. The houses change a lot from one end of the county to the other, and so does the work.
About one home in five in Mercer County is a townhouse or another attached single-family house, twice the state rate. That matters for a new roof. New Jersey's permit exemption for replacing a roof covering is written for detached houses, so an attached one usually goes through the town's construction office. Many townhouse roofs also belong to the association.
Trenton sits at the great bend of the Delaware River, where the State Climatologist's Central Zone ends. The central part of the state sees 15 to 20 days a year above 90 degrees, and a dark roof in full sun runs much hotter than the air.
So we do not price a Mercer County house from the street. We get on the roof when it is safe to and look first.

Do you need a permit in Mercer County?
For most roof, siding and gutter jobs, no. New Jersey's construction code lists three jobs as ordinary maintenance, which means no permit and no notice to the town: a new roof covering on a detached one- or two-family house, new siding on a one- or two-family house unless it is polypropylene, and new gutters on any house. Chimney masonry is not on that list, so your town's construction office decides what it needs. Princeton has historic districts, where exterior work needs a preservation plan, though replacing a worn feature with the same material, color and size counts as ordinary maintenance. We check with your town before we start, and any permit goes on the estimate.

Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.
Cement shingles on older houses can contain asbestos. We do not touch them. If we see them at the inspection, we tell you and refer you to a company that tests for asbestos and removes it.
