Shore towns and inland towns

65%Detached single-family houses. New Jersey: 52%.
74%Owner-occupied homes. New Jersey: 64%.

Along the shore and the rivers, the housing is older. Red Bank's median house dates to 1958 and Neptune's to 1963. Inland, Howell's is 1985, Marlboro's is 1987 and Holmdel's is 1988.

The State Climatologist describes the shore as a zone where land and ocean weather fight it out day to day. Sea breezes usually reach 5 to 10 miles inland, and nor'easters come through most often between October and April. On a house near the water that means wind-driven rain, salt air on the flashing and nails, and shingles lifted at the edges.

The newer inland houses have their own problem. A house built in the late 1980s may still be on its first roof, and shingles that age are often near the end of their life.

So we do not price a Monmouth County house from the street. We get on the roof when it is safe to and look first.

Do you need a permit in Monmouth County?

For most roof, siding and gutter jobs, no. New Jersey's construction code lists three jobs as ordinary maintenance, which means no permit and no notice to the town: a new roof covering on a detached one- or two-family house, new siding on a one- or two-family house unless it is polypropylene, and new gutters on any house. Chimney masonry is not on that list, so your town's construction office decides what it needs. In Ocean Grove, part of Neptune Township, any exterior work, even a like-for-like roof, needs a certificate of appropriateness from the Historic Preservation Commission first. We check with your town before we start, and any permit goes on the estimate.

Monmouth County questions

Still not covered? Call 732-682-9251 and ask.

If it is in Monmouth County, yes. We cover all 53 municipalities, from Aberdeen to West Long Branch. Put your ZIP code in the estimate form and we confirm it when we call you back.

It can. Salt air is hard on metal flashing, nails and gutters, and wind off the ocean lifts shingles at the edges and ridges. We look at those spots first on a shore house and show you what we find in photos.

Yes. We are open 24 hours. If wind has torn shingles off, we can often cover the damage to keep water out, then give you a written price for the repair. We photograph everything, which helps when you call your insurance company.

Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.

Cement shingles on older houses can contain asbestos. We do not touch them. If we see them at the inspection, we tell you and refer you to a company that tests for asbestos and removes it.

Yes. Middlesex, Mercer and Ocean counties are all in our area, along with 10 more New Jersey counties. If you are not sure which county you are in, put your ZIP code in the form.
