Older in the north, newer in the south
In the north end of the county, near Raritan Bay and Staten Island, the housing is older. Perth Amboy's median house dates to 1959, Carteret's to 1960 and Woodbridge's to 1962. In the south, Monroe Township's is 1995 and South Brunswick's is 1987.
In Perth Amboy and Carteret, about one home in five is a two-family house. Across the county, about one in nine is a townhouse or another attached house, and many of those roofs belong to an association.
Middlesex County sits in the middle of what the State Climatologist calls the Central Zone. Winter storms often come through as a mix of snow and rain, and the slush left in gutters and valleys freezes again overnight. In summer, a dark roof in full sun runs much hotter than the air around it.
So we do not price a Middlesex County house from the street. We get on the roof when it is safe to and look first.

Do you need a permit in Middlesex County?
For most roof, siding and gutter jobs, no. New Jersey's construction code lists three jobs as ordinary maintenance, which means no permit and no notice to the town: a new roof covering on a detached one- or two-family house, new siding on a one- or two-family house unless it is polypropylene, and new gutters on any house. Chimney masonry is not on that list, so your town's construction office decides what it needs. Cranbury has historic districts, where exterior work needs a certificate of approval from the Historic Preservation Commission. An in-kind replacement counts as ordinary maintenance there, but the town still wants the details first. We check with your town before we start, and any permit goes on the estimate.

It may. Many houses from the late 1980s and 1990s are still on their first roof, and shingles that age are often near the end of their life. We get on the roof, photograph what we see, and tell you whether a repair will hold.
Yes. They are common in Perth Amboy and Carteret. If water is showing up downstairs, we can look in both units with your tenant's okay, so the repair goes where the water gets in.
Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.
Cement shingles on older houses can contain asbestos. We do not touch them. If we see them at the inspection, we tell you and refer you to a company that tests for asbestos and removes it.
Yes. Union, Somerset, Mercer and Monmouth counties are all in our area, along with 9 more New Jersey counties. If you are not sure which county you are in, put your ZIP code in the form.
