Hillside's median house dates to 1950, Cranford's to 1951, Plainfield's to 1952, and Westfield's and Summit's to 1953. Elizabeth and Linden are at 1957. The county median is 1957, tied with Passaic County for the oldest in New Jersey.

In Elizabeth about one home in three is a two-family house, and in Linden and Hillside about one in four. One roof and one chimney cover both apartments, so a leak can reach two households.

Union County sits in the northern part of what the State Climatologist calls the Central Zone, where winter storms often switch between rain and snow. That leaves slush in gutters and roof valleys, and it freezes again overnight. Built-up areas like Elizabeth also stay warmer at night than the towns around them.

So we do not price a Union County house from the street. We get on the roof when it is safe to and look first.

Do you need a permit in Union County?

For most roof, siding and gutter jobs, no. New Jersey's construction code lists three jobs as ordinary maintenance, which means no permit and no notice to the town: a new roof covering on a detached one- or two-family house, new siding on a one- or two-family house unless it is polypropylene, and new gutters on any house. Chimney masonry is not on that list, so your town's construction office decides what it needs. Westfield requires a certificate of appropriateness for exterior changes in its historic districts, though a repair that matches the old material and look is exempt. We check with your town before we start, and any permit goes on the estimate.

With the roof and the chimney together. A house from that decade usually has a brick chimney coming through the roof, and the roof may have more than one layer of shingles. We photograph both and tell you which one needs attention first.

Yes. If water is showing up downstairs, we can look in both units with your tenant's okay, so the repair goes where the water gets in.

Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.

Cement shingles on older houses can contain asbestos. We do not touch them. If we see them at the inspection, we tell you and refer you to a company that tests for asbestos and removes it.

Yes. Essex, Hudson, Middlesex, Somerset and Morris counties are all in our area, along with 8 more New Jersey counties. If you are not sure which county you are in, put your ZIP code in the form.
