Tied for the oldest housing in the state

The City of Passaic's median house dates to 1938, Clifton's to 1951 and Paterson's to 1954. In Paterson about one home in three is a two-family house, and in Clifton about one in five.

One roof and one chimney cover both apartments in a two-family house, so a leak can reach two households. Houses this old can also have been reroofed more than once, sometimes with new shingles nailed over the old ones.

The north end of the county is a different place. West Milford, Ringwood, Wanaque, Bloomingdale and Pompton Lakes are in the Highlands, the colder and snowier part of the state, where the State Climatologist puts average snowfall at 40 to 50 inches a year. Snow sits on those roofs longer, and ice can back up at the eaves.

So we do not price a Passaic County house from the street. We get on the roof when it is safe to and look first.

Do you need a permit in Passaic County?

For most roof, siding and gutter jobs, no. New Jersey's construction code lists three jobs as ordinary maintenance, which means no permit and no notice to the town: a new roof covering on a detached one- or two-family house, new siding on a one- or two-family house unless it is polypropylene, and new gutters on any house. Chimney masonry is not on that list, so your town's construction office decides what it needs. Paterson's historic districts need Historic Preservation Commission review before exterior roofing, siding or window work, ordinary repairs included, though staff can sign off on minor ones. We check with your town before we start, and any permit goes on the estimate.

Passaic County questions

Still not covered? Call 732-682-9251 and ask.

If it is in Passaic County, yes. We cover all 16 municipalities, from Bloomingdale to Woodland Park. Put your ZIP code in the estimate form and we confirm it when we call you back.

Yes. If water is showing up downstairs, we can look in both units with your tenant's okay, so the repair goes where the water gets in.

With the roof and the chimney, on the same visit. A house that old may have more than one layer of shingles and a chimney that has been patched before. We photograph both and tell you which one needs attention first.

Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.

Cement shingles on older houses can contain asbestos. We do not touch them. If we see them at the inspection, we tell you and refer you to a company that tests for asbestos and removes it.

Yes. Bergen, Essex, Morris and Sussex counties are all in our area, along with 9 more New Jersey counties. If you are not sure which county you are in, put your ZIP code in the form.
