Some of the oldest houses in the state
Montclair's and Maplewood's median houses date to 1938, South Orange's to 1946 and Bloomfield's to 1950. Livingston, out west, is at 1962. A house from the 1930s has usually had its roof replaced more than once, and its brick chimney has been through every winter since.
In Newark, Belleville and Irvington, about one home in five is a two-family house, and across the county about 15 percent more are in three- and four-family buildings. One roof covers every apartment in the building, so a leak rarely stays in one unit.
Essex County sits in the band the State Climatologist calls the Central Zone, which runs from New York Harbor down to Trenton. Winter storms here often switch between rain and snow, which leaves slush in gutters and roof valleys that freezes again overnight. Built-up areas like Newark also stay warmer at night than the towns around them.
So we do not price an Essex County house from the street. We get on the roof when it is safe to and look first.

Do you need a permit in Essex County?
For most roof, siding and gutter jobs, no. New Jersey's construction code lists three jobs as ordinary maintenance, which means no permit and no notice to the town: a new roof covering on a detached one- or two-family house, new siding on a one- or two-family house unless it is polypropylene, and new gutters on any house. Chimney masonry is not on that list, so your town's construction office decides what it needs. Montclair has local historic districts, where exterior work needs a certificate of appropriateness, though repair or exact replacement that does not change how the house looks is exempt. We check with your town before we start, and any permit goes on the estimate.

The chimney and the roof flashing around it, then the rest of the roof. A house that old usually has a brick chimney, and the mortar near the top is often the first thing to go. We photograph both and tell you which one needs attention first.
Yes. They are common in Newark, Belleville and Irvington. If water is showing up in one apartment, we can look in the others with your tenants' okay, so the repair goes where the water gets in.
Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.
Cement shingles on older houses can contain asbestos. We do not touch them. If we see them at the inspection, we tell you and refer you to a company that tests for asbestos and removes it.
