Passaic County gutters

Ice up north, old fascia down south

40+Inches of snow a Highlands town gets in a typical winter, 40 to 50 by the State Climatologist. Here: West Milford, Ringwood, Wanaque, Bloomingdale, Pompton Lakes.
97%Of Ringwood homes are detached houses. Statewide: 52%.
85%Of West Milford homes are detached houses.
16Passaic County towns, and every one is on our gutter map.

Almost every home in Ringwood is a detached house, and in West Milford about 85 percent are. Both towns are in the Highlands, where snow stays on the roof longer. A gutter up here fills with leaves in the fall and carries ice as well as water in winter. Hangers that are too far apart pull loose under that weight.

Below the Highlands, the houses are older. In Clifton, Hawthorne and Paterson the median house dates to the early 1950s. The gutters on those houses hang from fascia boards that have taken decades of overflow, and the downspouts often run into a pipe in the ground instead of onto the lawn.

A gutter price from the curb misses the rot. We check the fascia, the eave and the end of each downspout first.

Gutter checks on a Passaic County house

A new gutter needs a sound board to hang from and a clear path for the water at the bottom. Both get checked.

From West Milford to Clifton, we note

  • The fascia board behind the old gutter, for rot.
  • Low spots in each run where puddles stay after a storm.
  • The end point of every downspout, buried pipes included.
  • Hangers bent or pulled loose by ice.
  • How much roof drains into each run.
  • Which trees hang over the roof, and how heavy their fall drop is.

The Highlands

West Milford, Ringwood, Wanaque, Bloomingdale and Pompton Lakes

Snow lingers on these roofs, so the gutters spend more of the winter full of ice. All that weight tugs at the hangers, and a run sloped the wrong way holds even more. Under big trees, the leaves come first and the ice sets on top of them.

The other 11 towns

Down here are the oldest towns in the county. The fascia behind the gutter has often taken years of overflow, and many downspouts empty into old pipes in the ground. A new gutter is only as good as the board it hangs from and the place its water goes.

Ice that forms on the shingles is a roof problem, and a new gutter will not cure it. The work for that is up at the eaves. Roof repair in Passaic County

How it works

How a gutter installation works in Passaic County

The boards behind the gutter get checked before anything new goes up. All seven steps are on the gutter installation page.

  1. Free inspection

We look at the roof edge, the gutters, the downspouts and where the water goes when it hits the ground, and photograph what we find.

  2. Written estimate

How many feet of gutter, how many downspouts, where they go and the price, on paper.

  3. Old gutters down, fascia checked

The old gutters come off. If the board behind them is rotted, you get photos and a price before we replace it.

  4. New gutters, pitched to drain

Each run is cut in one piece, hung and pitched toward the downspouts. Downspouts go where the water can drain away from the foundation.

Do you need a permit for new gutters in Passaic County?

No construction permit, on any house. New Jersey's construction code lists new gutters and leaders as ordinary maintenance on any building, so there is no permit and no notice to the town, on a townhouse as well as a single-family house. Paterson's historic districts need Historic Preservation Commission review before exterior roofing, siding or window work, ordinary repairs included, though staff can sign off on minor ones. We check with your town before we start, and any permit goes on the estimate.

Gutter installation questions in Passaic County

Still not covered? Call 732-682-9251 and ask.

If it is in Passaic County, yes. We cover all 16 municipalities, from Bloomingdale to Woodland Park. Put your ZIP code in the estimate form and we confirm it when we call you back.

Not from the construction office. State code treats gutters and downspouts as ordinary maintenance on any building. In a Paterson historic district, exterior work can still need Historic Preservation Commission review, and we find that out before starting.

Usually ice. A gutter full of ice is heavy, and if the hangers are far apart or the board behind them is soft, the gutter sags or pulls loose. The hangers and fascia get a close look at the inspection, and the photos come to you.

It can be. Old buried pipes fill with leaves and roots, and the water then has nowhere to go but back up into the gutter. We find where yours ends up and show you.

Total feet of gutter, the number of downspouts, the height of the roof edge, and any fascia that needs replacing all count. We do not quote over the phone. The price comes in writing after the inspection.
