The oldest houses in the state, and a snowier north

40+Inches of snow a Highlands town gets in a typical winter, 40 to 50 by the State Climatologist. Here: West Milford, Ringwood, Wanaque, Bloomingdale, Pompton Lakes.

Clifton's median house dates to 1951 and Hawthorne's to 1953. Little Falls is at 1957 and Totowa at 1958. A roof on a house from those years is rarely the first one. Sometimes the last crew stripped it, and sometimes they nailed new shingles right over the old ones.

Under the shingles on a house that age, there can be the original wood boards instead of plywood. A board can look fine from the attic and still be soft where the nails go in. With the roof open we walk each one, and any board that has to go shows up in a photo, with its cost, before we cut it out.

The north end of the county is younger and colder. West Milford, Ringwood, Wanaque, Bloomingdale and Pompton Lakes are in the Highlands, where snow sits on a roof longer and ice can build at the eaves. Down in Clifton and Paterson, the age of the house is the bigger question.

A street view of a 1950s Clifton roof tells you nothing about the layers. We go up, look in the attic, and count them before any number goes on paper.

Before we price it

What we look for on a Passaic County roof first

Most of what decides the price of a new roof is out of sight from the driveway. The inspection comes first, and you keep the photos whether you hire us or not.

On a 1950s Passaic County house, we note

  • How many layers are on the roof now. On a house from the 1950s, there can be two.
  • Whether the deck is plywood or the original wood boards.
  • Dark rings on the attic boards and insulation that feels wet.
  • The joint between the roof and the brick chimney. Loose mortar there gets fixed more easily before the new shingles go down.
  • In the five Highlands towns, the eaves and the boards right above them, where ice sits.
  • In a two-family house, the top floor ceilings of each apartment, if the tenant agrees.

Highlands and the rest

The Highlands

West Milford, Ringwood, Wanaque, Bloomingdale and Pompton Lakes

These five towns sit in the Highlands, the part of the state with the coldest, snowiest winters. Snow stays on a roof longer here than in the rest of the county. Heat from the house melts the bottom of it, the water creeps down to the cold overhang, and it can freeze there into a ridge of ice that pushes water under the shingles. On a new roof in these towns, the eaves are the first thing we plan around.

Haledon to Clifton

The other 11 towns

Below the Highlands are the oldest towns in the county. Clifton, Hawthorne and Little Falls all have a median house from the 1950s, and in Paterson and Haledon a lot of homes are two-family houses. Here the question is usually what is under the shingles: how many layers, and what shape the wood is in.

The old gutters usually come down during a tear off. Before they go back up, it is worth asking whether to put up new ones. Gutter installation in Passaic County

How it works

How a roof replacement works in Passaic County

Most houses take one or two days once work starts, weather permitting. All seven steps are on the roof replacement page.

  1. Free inspection

We get on the roof when it is safe to, check the attic and take photos. You see them before we talk about price.

  2. Written estimate

Scope, materials, number of days and the price, on paper. Any permit goes on it too.

  3. Tear off and deck check

Every layer comes off down to the wood. If we find rotted boards, we stop and show you before we replace them.

  4. New roof and clean up

New underlayment and shingles go on. Then we haul the old roof away and run a magnet over the lawn and driveway for nails.

Do you need a permit for a new roof in Passaic County?

On a detached one- or two-family house, no. New Jersey's construction code treats a new roof covering on a detached one- or two-family house as ordinary maintenance, so there is no permit and no notice to the town. A townhouse or other attached house usually goes through the town's construction office. Paterson's historic districts need Historic Preservation Commission review before exterior roofing, siding or window work, ordinary repairs included, though staff can sign off on minor ones. We check with your town before we start, and any permit goes on the estimate.

Roof replacement questions in Passaic County

Still not covered? Call 732-682-9251 and ask.

If it is in Passaic County, yes. We cover all 16 municipalities, from Bloomingdale to Woodland Park. Put your ZIP code in the estimate form and we confirm it when we call you back.

Square footage and pitch set the base. Then come the number of old layers to strip, the boards to swap out, and which shingle you pick. On a house from the 1950s, the layers and the deck are the big unknowns. We do not quote over the phone. The price comes in writing once we have walked the roof.

Not for a detached one- or two-family house. State code calls that ordinary maintenance. An attached house, or a building with three or more homes, needs the town's construction office. In Woodland Park about one home in six is attached, so it comes up. Your town gets a call from us first, and any permit is listed on the estimate.

Yes. About one home in five in Clifton is a two-family house, and about one in four in Hawthorne. If the tenant agrees, we look at both apartments at the inspection. The estimate lists how many days the work takes, so your tenant hears about it early.

It changes where we look hardest. West Milford and the other four Highlands towns get more snow than the rest of the county, and ice can build up at the eaves. So the eaves and the attic boards just above them get a close look, and the photos come to you.

Yes. Exterior roofing work in Paterson's historic districts goes to the Historic Preservation Commission for review first, even ordinary repairs, though staff can sign off on minor ones. The city hears from us before any work starts, and the approval step is on the estimate.

Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.
