Roof repair in Ocean County, NJ

After a nor'easter, the damage on an Ocean County roof is usually at the edges: shingles lifted at the eaves and the ridge, and flashing that let wind-driven rain in. We find where the water got in and fix that spot.

Wind does not hit a roof evenly. It gets under the shingles at the eaves, the rakes and the ridge, lifts them, and breaks the seal that holds each one down. Once a shingle has lifted, the next storm drives rain under it. On a shore house in Lavallette or Seaside Heights, those edges are where we start.

Salt air works on the metal. Flashing around a chimney or a skylight, the nails and the drip edge all rust close to the water, and a leak can start at a rusted nail head, not only at a missing shingle.

Inland, many roofs are simply getting older. Toms River's median house dates to 1978 and Brick's to 1976, so a lot of those roofs have been replaced once already, and vent boots and flashing dry out and crack on any roof that age.

So the repair goes where the water got in, not where it showed up. We find that spot from the roof and the attic, and the photos come to you before any work starts.

Before we fix it

What we check on a leaking or wind damaged Ocean County roof

After a storm, the shingle lying in the yard is the easy part. The ones still on the roof with a broken seal are the ones that leak next, so we check the whole slope, not only the bare spot.

After a storm, we look at

  • Shingles lifted or creased at the eaves, the rakes and the ridge.
  • Tabs that are still in place but no longer sealed to the row below.
  • Rust on flashing, nail heads and the metal along the roof edge.
  • Rubber vent boots, which split once they dry out.
  • Wet deck boards in the attic, and the trail the water followed to the ceiling.
  • On an attached house, the seam where your roof meets the next one.

When a roof loses shingles in every storm, more patches will not change that. We say so and show you why. Roof replacement in Ocean County

The shore towns

The State Climatologist calls the shore a zone where land and ocean weather fight it out day to day. Here a leak usually starts where wind has lifted a shingle or salt has rusted the flashing, and the edges get tested hardest between October and April, when nor'easters are most frequent. In Beach Haven's historic district, even replacing the roof on a one- or two-family house needs a certificate of appropriateness first, so we check with the borough before a repair there too.

Inland

Away from the beach, we start with age. Many roofs here are first roofs on houses from the late 1980s and 1990s, and the vent boots and the flashing around skylights often wear out before the rest of the roof does. In Lakewood and Manchester, where many homes are attached, a repair goes through the town's construction office, and the association may own the roof.

Sometimes the water comes in beside the chimney because the masonry itself has opened up. Then the fix is on the chimney. Chimney repair in Ocean County

How it works

How a roof repair works in Ocean County

Finding the cause comes first, and your written estimate lists what we will fix and how long it will take. All six steps are on the roof repair page.

  1. We find where the water gets in

We get on the roof when it is safe to, check the attic under the stain, and trace the water back to where it enters. You get the photos.

  2. Written estimate

What is wrong, what we will fix and the price, on paper. If the roof is past repairing, we tell you that and show you why.

  3. We fix the cause

New flashing, replaced shingles or a section of new underlayment. If the deck under it is soft, you get photos and a price before we replace it.

  4. Seal, clean up and show you

New shingles get nailed and sealed to the ones around them. We run a magnet over the lawn for nails and go over photos of the repair with you.

Do you need a permit for a roof repair in Ocean County?

On a detached one- or two-family house, no. New Jersey's construction code treats repairing the roof covering on a detached one- or two-family house as ordinary maintenance, so there is no permit and no notice to the town. A townhouse or other attached house usually goes through the town's construction office. In Beach Haven's historic district, even replacing the roof on a one- or two-family house needs a certificate of appropriateness first. We check with your town before we start, and any permit goes on the estimate.

FAQ

Roof repair questions in Ocean County

Still not covered? Call 732-682-9251 and ask.

If it is in Ocean County, yes. We cover all 33 municipalities, from Barnegat to Tuckerton. Put your ZIP code in the estimate form and we confirm it when we call you back.

Call when it happens, day or night, since we are open 24 hours. We only go up when it is safe to. Often we can stop the water first and keep it out of the house, then make the lasting repair once the wind has dropped and the roof is dry. You will know which part is temporary.

Usually not. If the rest of the roof still lies flat and stays sealed, we replace what blew off and reseal the loose tabs around it. If shingles are coming loose all over the slope, a repair only lasts until the next storm, and the photos show you which case you are in.

It depends on what let the water in and how much roof around it has to come up. Resealing a few lifted tabs and replacing rusted flashing along a wall are different jobs. We do not quote over the phone. The written price comes once we have found the cause.

On a detached one- or two-family house, a roof repair needs no construction permit. In Beach Haven's historic district, even replacing the roof on a one- or two-family house needs a certificate of appropriateness first. So in Beach Haven we check with the borough first. On an attached house, in Lakewood, Manchester or anywhere else, the town's construction office handles it, and we ask before we start.

Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.
