Morris County gutters

Detached houses, and all that roof water

40+Inches of snow in an average Highlands winter, 40 to 50 by the State Climatologist. That covers 32 of the 39 Morris County towns.

Almost every home in Mendham Township is a detached house, and in Chester Township 94 percent are. A detached house sends all of its roof water into its own gutters, and in a Highlands winter part of that water comes down as slush that freezes. Hangers spaced too far apart bend under the load, and a run pitched the wrong way holds even more.

Where the water goes after the downspout matters as much. It can run back toward the foundation, and an old buried pipe can clog with leaves and roots. We follow each downspout to its end.

A gutter estimate starts at the fascia board and ends where the downspout empties. We check both before writing a price.

What a Morris County gutter job turns on

The gutter itself is the simple part. What it hangs from and where it empties decide whether it works.

From Jefferson to Madison, we note

  • Rot in the fascia board behind the old gutter.
  • Hangers bent or pulled loose after the winter.
  • Spots in each run where water stands after rain.
  • How much roof feeds each downspout.
  • Where each downspout empties, buried pipes included.
  • Trees over the roof, and how much they drop.

Jefferson to Morristown, 32 towns

Snow stays on these roofs longer, and the gutter under it fills with slush that freezes. The weight pulls at every hanger, and once a run sags, ice keeps collecting in the same low spot. Up here we set the hangers for that weight and pitch each run so it empties as soon as it thaws.

Chatham Borough, Chatham Township, East Hanover, Florham Park, Lincoln Park, Long Hill, Madison

Below the Highlands, the age of the house counts for more than the snow. Chatham Borough's median house dates to 1951 and Madison's to 1961, so the fascia behind the gutter may have taken plenty of overflow already. A new gutter needs sound wood to hang from.

When ice builds on the roof edge itself, the gutter is not the cause. That repair happens at the eaves. Roof repair in Morris County

How it works

How a gutter installation works in Morris County

The boards behind the gutter get checked before anything new goes up. All seven steps are on the gutter installation page.

  1. Free inspection

We look at the roof edge, the gutters, the downspouts and where the water goes when it hits the ground, and photograph what we find.

  2. Written estimate

How many feet of gutter, how many downspouts, where they go and the price, on paper.

  3. Old gutters down, fascia checked

The old gutters come off. If the board behind them is rotted, you get photos and a price before we replace it.

  4. New gutters, pitched to drain

Each run is cut in one piece, hung and pitched toward the downspouts. Downspouts go where the water can drain away from the foundation.

Do you need a permit for new gutters in Morris County?

No construction permit, on any house. New Jersey's construction code lists new gutters and leaders as ordinary maintenance on any building, so there is no permit and no notice to the town, on a townhouse as well as a single-family house. Mendham Borough has a historic district, where exterior work that needs a permit also needs Historic Preservation Commission review, and roofing and siding changes are reviewed too. We check with your town before we start, and any permit goes on the estimate.

Gutter installation questions in Morris County

Still not covered? Call 732-682-9251 and ask.

If it is in Morris County, yes. We cover all 39 municipalities, from Boonton to Wharton. Put your ZIP code in the estimate form and we confirm it when we call you back.

No construction permit. On any building, new gutters and downspouts count as ordinary maintenance under the state code. In Mendham Borough's historic district we still check with the borough before the work starts.

Most often it is ice. A gutter full of frozen slush is heavy, and if the hangers are far apart or the fascia is soft, it sags and pulls away. We check both at the inspection and send you the photos.

Away from the house, onto ground that slopes off, or into a drain pipe that is clear. We follow each one at the inspection and tell you which ones are putting water where it should not go.

Total length, the number of downspouts, how high the roof edge is, and any fascia that needs replacing. We do not quote over the phone. The price comes in writing after we have walked the house.
