Gutter installation in Essex County, NJ

In Essex County, winter storms often switch between rain and snow, and the slush in the gutter freezes again overnight. A gutter sized and pitched for your roof drains faster and holds less of it.

What an Essex County gutter carries in winter

The State Climatologist puts Essex County in the northern part of the Central Zone. Winter storms here often go from rain to snow and back. The slush that lands in the gutter freezes overnight, and a run pitched the wrong way holds more of it, which pulls on the hangers.

Newark stays warmer at night than the towns around it. A gutter out west, in Livingston, West Caldwell or Cedar Grove, does not get that help on a cold night.

Plenty of houses from the 1950s and earlier send their downspouts underground, into pipes that may be as old as the house. A clogged pipe pushes the water back up the downspout and over the top of the gutter. We follow every downspout to where it ends.

So the price for new gutters comes after a walk around the whole house, from the roof edge down to the ground.

What we look at before an Essex County gutter goes up

A new gutter hung on a rotted board pulls loose, and one that drains into a blocked pipe overflows anyway. So the fascia and the ground both get checked.

Along the roof edge and below it, we check

  • Soft or split fascia behind the old gutter.
  • Low spots in each run, where water and slush sit after a storm.
  • Where each downspout empties, including pipes in the ground.
  • Hangers bent or pulled loose by the weight of ice.
  • The roof area feeding each run, which sets the gutter size.
  • Where overflow lands: on steps, a walkway or a side door.

How it works

How a gutter installation works in Essex County

The boards behind the gutter get checked before anything new goes up. All seven steps are on the gutter installation page.

  1. Free inspection

We look at the roof edge, the gutters, the downspouts and where the water goes when it hits the ground, and photograph what we find.

  2. Written estimate

How many feet of gutter, how many downspouts, where they go and the price, on paper.

  3. Old gutters down, fascia checked

The old gutters come off. If the board behind them is rotted, you get photos and a price before we replace it.

  4. New gutters, pitched to drain

Each run is cut in one piece, hung and pitched toward the downspouts. Downspouts go where the water can drain away from the foundation.

Do you need a permit for new gutters in Essex County?

No construction permit, on any house. New Jersey's construction code lists new gutters and leaders as ordinary maintenance on any building, so there is no permit and no notice to the town, on a townhouse as well as a single-family house. Montclair has local historic districts, where exterior work needs a certificate of appropriateness, though repair or exact replacement that does not change how the house looks is exempt. We check with your town before we start, and any permit goes on the estimate.

Gutter installation questions in Essex County

Still not covered? Call 732-682-9251 and ask.

If it is in Essex County, yes. We cover all 22 municipalities, from Belleville to West Orange. Put your ZIP code in the estimate form and we confirm it when we call you back.

No construction permit, whatever kind of house it is. New Jersey treats gutters and downspouts as ordinary maintenance. In a Montclair historic district, exact replacement that does not change how the house looks is exempt from the certificate of appropriateness, and we check with the town if anything would look different.

Sometimes. Those pipes can be as old as the house, and leaves, dirt and roots block them. Then the water climbs back up the downspout and over the gutter. We trace each one at the inspection and show you what we find.

Partly. A run pitched toward its downspout empties faster, so less slush is left to freeze. Ice that forms on the roof and slides into the gutter is a roof edge problem, and we check the eaves on the same visit.

It depends on how many feet of gutter the house needs, how many downspouts, how high the roof edge is, and whether the fascia board behind the old gutter is rotted. We do not quote over the phone. You get a written price after the inspection.
