Why a leak keeps coming back after a patch
Water gets in at one spot, then runs along the underlayment and the rafters before it drips. The stain on the ceiling is often a few feet from the hole. A patch over the wrong spot looks fine until the next heavy rain.
Every rain that gets in soaks the deck boards and the insulation a little more. A leak fixed now is a repair. Left for a few seasons, it can turn into a new roof.

Signs your roof needs a repair
- A stain on the ceiling that grows after a heavy rain.
- Shingles in the yard or in the gutters after a windy night.
- Flashing lifted away from the chimney, a wall or a vent.
- Drips, damp insulation or dark stains on the roof boards in the attic.
- Ice along the eaves in winter, with water showing inside when it melts.

If the shingles are worn out across whole sections, patching one spot will not stop the next leak. We tell you that when we see it, and show you the photos. What a roof replacement involves
How a roof repair works
A roof repair with us runs in six steps. Finding the cause comes first, and your written estimate lists what we will fix and how long it will take.
We find where the water gets in
We get on the roof when it is safe to and check the attic under the stain. Then we trace the water back to where it enters, and photograph it.
You get a written estimate
What is wrong, what we will fix and the price, on paper. If the roof is past repairing, we tell you that and show you why.
We open up the damaged area
We lift or cut out the shingles around the problem so we can see the underlayment and the wood underneath.
We fix the cause
That can be new flashing, replaced shingles, or a section of new underlayment. If the deck under it is soft, you get photos and a price before we replace it.
We seal it back into the roof
New shingles go in and get nailed and sealed to the ones around them, so the repair sheds water like the rest of the roof.
We clean up and show you
We run a magnet over the lawn and driveway for nails before we leave, and go over photos of the repair with you.

Where a roof usually leaks
The stain on the ceiling is rarely right under the hole. These are the spots we check first.
Flashing
Metal where the roof meets a chimney, a wall or a skylight. When it lifts or rusts through, water runs down behind it.
Pipe boots
The rubber collar around a plumbing vent. Sun cracks the rubber, and water follows the pipe down into the attic.
Valleys
Where two slopes of roof meet. The water from both sides runs through here, so a small gap lets in a lot of it.
Missing or lifted shingles
Wind gets under a loose edge and folds it back or tears it off, leaving the underlayment open to the rain.
Skylights
Many skylight leaks start at the flashing around the frame, not at the glass.
Eaves
In winter, ice builds along the lower edge of the roof and pushes meltwater back up under the shingles.

What else to know about a leak
Leaking right now?
Call 732-682-9251 and put a bucket under it. If we can get a tarp on it, that stops the damage from spreading while we work out the real repair. See Emergency Roof Repair. Wind or a falling limb? See Storm Damage Repair.
Where your house is changes the repair
In Ocean and Monmouth, wind off the water lifts shingle edges and salt air eats at exposed nails and metal flashing. Farther north and west, in Sussex, Warren, Morris and Hunterdon, the usual problem is ice backing water up under the shingles at the eaves.

It depends on what is causing the leak and how much has to come apart to fix it. Resealing a lifted piece of flashing and replacing a section of rotted deck are very different jobs. We do not quote over the phone. You get a written price after we have found the cause.
Water gets in at one spot, then runs along the underlayment, the rafters or the top of the ceiling before it drips. The hole is often several feet uphill from the stain. That is why we trace it from the roof and the attic before we fix anything.
Usually close. Shingles fade in the sun, and some older colors are no longer made, so a repair can show at first. We tell you before we start how close the match will be.

Yes, and we tell you when a repair will hold, too. If the shingles are worn out across whole sections, patching one spot will not stop the next leak. You see the photos, so you do not have to take our word for it.
Sometimes. Insurers generally cover sudden damage from wind or a falling limb, and generally do not cover a roof that simply wore out. We photograph what we find so you have something to hand your adjuster. We do not decide the claim.
We repair roofs in Bergen, Essex, Hudson, Hunterdon, Mercer, Middlesex, Monmouth, Morris, Ocean, Passaic, Somerset, Sussex, Union and Warren counties. If your town is in one of those, we can come out.
