Roof repair in Somerset County, NJ

In Somerset County a leak can involve more than one household: the two families in a Manville house, or the neighbors on either side of a townhouse. We follow the water back to where it gets in and fix it there.

Shared roofs, shared leaks

24%Of Manville homes are two-family houses. New Jersey: 8.5%.
18%Two-family houses in Raritan Borough. North Plainfield and Bound Brook: 16%.
41%Of Bedminster homes are attached houses. Somerset County: 15%.
1954Median year a North Plainfield house was built. The county: 1981.

In Manville about one home in four is a two-family house, and in Raritan Borough, North Plainfield and Bound Brook it is about one in six. Water that gets in over the upstairs unit can run down a wall and show up first in the apartment below. With your tenant's okay we look in both units before we decide where the repair goes.

Attached houses are the other common case. In Bedminster 41 percent of homes are attached, and in Bernards Township 22 percent. Your roof shares a line with the house next door, so a stain in your ceiling can start at that seam. We check it before we blame your shingles, and if the source is on a roof the association owns, we tell you.

North Plainfield's median house dates to 1954, and 64 percent of its homes were built before 1960. On roofs that old, the weak points are where something comes through or two slopes meet, and many have been patched with tar more than once. Below the Highlands, storms swing between rain and snow, and the slush in those valleys freezes again overnight.

So the stain is where we start, not where we stop. We follow the water to the spot it enters and show you photos before any repair.

Tracing the water

How we find a leak on a Somerset County roof

A ceiling stain is a clue, not an address. Water travels along rafters and down inside walls, and in a shared house it can cross into the next unit. So we work from the roof and the attic down.

We check first

  • The seam where your roof meets the attached house next door.
  • Metal around the chimney, and any tar spread over it.
  • Valleys, where slush sits after a storm that mixed rain and snow.
  • Boots around the plumbing vents, which crack with age.
  • The eaves in the five Highlands towns, where ice can back water up under the shingles.
  • Upstairs and downstairs in a two-family house, if your tenant agrees.

When a roof has been patched so often that each fix only moves the leak, it is time to talk about a new one. We tell you when we think so. Roof replacement in Somerset County

Five hill towns

Bedminster, Bernards Township, Bernardsville, Far Hills and Peapack and Gladstone get colder, snowier winters than the rest of the county. A winter leak here can come from ice at the eaves, and then the stain turns up along an outside wall. The repair has to deal with the roof edge, not just the shingle over the drip.

The other 16 municipalities

Down here storms often switch between rain and snow, and slush left in the valleys and gutters freezes again overnight. A gutter packed with ice can push water under the bottom row of shingles. So when a leak shows up in winter, the valleys and the roof edge are the first places we check.

When the leak is at the chimney and the brick around the metal is loose, new flashing will not seal against it. Chimney repair in Somerset County

How it works

How a roof repair works in Somerset County

Finding the cause comes first, and your written estimate lists what we will fix and how long it will take. All six steps are on the roof repair page.

  1. We find where the water gets in

We get on the roof when it is safe to, check the attic under the stain, and trace the water back to where it enters. You get the photos.

  2. Written estimate

What is wrong, what we will fix and the price, on paper. If the roof is past repairing, we tell you that and show you why.

  3. We fix the cause

New flashing, replaced shingles or a section of new underlayment. If the deck under it is soft, you get photos and a price before we replace it.

  4. Seal, clean up and show you

New shingles get nailed and sealed to the ones around them. We run a magnet over the lawn for nails and go over photos of the repair with you.

Do you need a permit for a roof repair in Somerset County?

On a detached one- or two-family house, no. New Jersey's construction code treats repairing the roof covering on a detached one- or two-family house as ordinary maintenance, so there is no permit and no notice to the town. A townhouse or other attached house usually goes through the town's construction office. Franklin Township requires a certificate of appropriateness for exterior alterations to houses in its local historic districts. We check with your town before we start, and any permit goes on the estimate.

Roof repair questions in Somerset County

Still not covered? Call 732-682-9251 and ask.

If it is in Somerset County, yes. We cover all 21 municipalities, from Bedminster to Watchung. Put your ZIP code in the estimate form and we confirm it when we call you back.

Call us. We are open 24 hours. In a storm or a hard freeze, the first job is stopping the water and protecting the rooms under it. The lasting repair waits for weather it can be done in, and the estimate keeps the two apart.

It can be either. Attached houses share a roofline, and water can get in at the seam or over the house next door and run sideways. We check the seam and your side of the roof and show you the photos. If the source is on a roof the association or your neighbor owns, we tell you, and they decide on the repair.

It comes down to the cause and how much roof around it we have to open. A cracked vent boot is a short job. Metal around a 1950s chimney buried under tar is a longer one. We do not quote over the phone. Once we find where the water gets in, you get the price in writing.

Not on a detached one- or two-family house. Repairing the roof covering on those counts as ordinary maintenance, so there is no construction permit. On a townhouse or other attached house, the repair goes through the town's construction office. We call your town first and put any permit on the estimate.

Call us, but check with your association first. In most condos the roof and the siding belong to the association, and the board hires the contractor. Townhouses vary. Your association documents say who owns what.
