Repair or rebuild

When patching a chimney stops working

Repointing works while the brick is hard and the stack stands straight. Once water has been working through the masonry for years, the brick itself softens and cracks, and new mortar has nothing solid to hold on to. Then the patches on top of the patches start failing too.

A loose chimney top is also a safety problem. Brick that comes off above the roofline lands on the roof, the walkway or the driveway.

Signs the chimney needs rebuilding, not repairing

  • The faces are popping off bricks across large parts of the stack.
  • The top courses are loose, or you can move a brick by hand.
  • The chimney leans or is pulling away from the house.
  • Patches that have been redone more than once are cracking again.
  • Water still gets in through the chimney after it has been repaired.

Most chimneys need their joints refilled long before they need to come down. If repointing will hold, we tell you that and price the repair instead. How chimney repair works

Process

How a chimney rebuild works

A chimney rebuild with us runs in seven steps. How long it takes depends on how far down the stack has to come, and your written estimate lists the expected number of days.

  1. We inspect the chimney, free

We get up to the top when it is safe to and photograph the brick, crown, cap, flue and flashing. You see how far the damage goes before we talk about price.

  2. You get a written estimate

How far down we expect to go, what goes back up and the price, on paper. If we open something up and find a problem underneath that changes the scope, we stop and show you before we touch it.

  3. We set up to work safely

Scaffolding or roof staging goes up around the chimney, and tarps go down on the roof and over the plants below.

  4. We take it down to solid masonry

We take the chimney apart brick by brick until we reach masonry that is solid, as far down as that goes.

  5. We check the flue and the framing

With the stack open, we look at the liner and the wood around the chimney. If we find a cracked liner or rotted framing, you get photos and a price before we do anything about it.

  6. We build it back up

New brick and mortar go up course by course. The top gets a new crown and cap, and new flashing seals it into the roof.

  7. We clean up and show you

We haul the old brick away, clear the roof and the ground, and go over photos of the rebuilt chimney with you.

It depends on how far down the stack has to come, how tall and wide it is, and whether the liner needs work too. Rebuilding the top few courses and rebuilding down to the roofline are different jobs. You get a written price after we have been up to look.

As far as the brick is bad. Sometimes that is the top few courses. Sometimes it is down to the roofline or below. We take it down to solid masonry, and the estimate says how far we expect to go.

We match the color and size of the brick that stays as close as we can. Older brick can be hard to find, so we show you the options before we order.

Many towns require one for a rebuild. We tell you whether yours does, and it goes on the estimate.

We stop and show you. A cracked liner lets heat and gases reach the brick and the wood around the chimney, so it is best fixed while the stack is open. You get photos and a price before we do anything about it.

Yes. Most chimneys need their joints refilled long before they need to come down. If repointing will hold, we tell you that and price the repair. You see the photos, so you do not have to take our word for it.

We rebuild chimneys in Bergen, Essex, Hudson, Hunterdon, Mercer, Middlesex, Monmouth, Morris, Ocean, Passaic, Somerset, Sussex, Union and Warren counties. If your town is in one of those, we can come out.
